7 easy steps to letting your property
Step 1 - Property Inspection
If you have an empty property that you would like to lease to us, then telephone, email or write to us at the address below.
We will discuss with you the condition and type of property you have, together with the location of the property. We'll then make arrangements to view the property.
We will meet you at the property and do an initial survey as well as discuss the lease options and the rent that we could offer you.
We'll leave an application and information pack with you.

Step 2 - Preparing to let your property
To go ahead with the letting, all you need to do is complete any work identified during the inspection and send us all of the necessary documentation.
We also take a photographic schedule of condition, which will form part of your lease with Shire Homes.
Step 3 - Final property inspection
Once all necessary work has been completed, we will visit your property for a final inspection.
Please note: if the survey result is unsatisfactory we reserve the right to charge you for any further surveys.
Step 4 - Signing the lease
After the final inspection has been passed and Shire Homes has received all the necessary documentation, we will send you the lease which you need to sign and return to us.
We recommend that you seek independent legal advice before agreeing to lease your property to us.
Step 5 - Collecting the keys
Once the final inspection has taken place, we will arrange to meet you at the property and collect the keys.
We will need 3 sets of keys to all external doors and one set for all window locks.
We recommend you keep a spare set of window and door keys.
Step 6 - Paying your rent
Rent is paid to you once your lease is completed and payments will commence on the first of the month, following the signing of the lease.
All rental payments are paid in advance.
Step 7 - Management responsibility
Once the lease has been signed the management responsibility for the property will be handed to Shire Homes.

How does the scheme work?
We lease your property for a period of 3 years, and then rent it out on a 6 or 12 month Assured Shorthold Tenancy.
Rents we pay
We set the rents we pay to owners of properties with reference to the Local Housing Allowance (LHA) for the area. This is set by a government agency, the Valuation Office Agency, and is based on rents of the bottom 30th percentile of rented properties in a Broad Rental Market Area.
Which Broad Rental Market Area is my property in?
Broad Rental Market Areas do not correspond exactly with district council areas. We will give you a firm figure when we have checked the LHA for the postcode of the property.

Because we have to work within the LHA limits set by the Valuation Office Agency, the rents we are able to offer owners are lower than you might achieve on the open market. However, it is important to take into account that Shire Homes provides owners with a comprehensive, no hassle management service, guaranteed rent – even when the property is vacant between lets - and no hidden charges. We believe that this more than makes up for the lower ‘headline’ rents that we are able to pay owners.
