Amendment to Phase 2 affordable housing plans
The Homes & Communities Agency has written to the Council with a revised proposal for the affordable housing planned for Phase 2 of the Northstowe development.
The Northstowe Joint Development Control Committee agreed in principle to 20% affordable housing for Northstowe Phase 2 in July 2015. Officers agreed in October 2015 with the HCA that this should be at a 60%/40% split of affordable rent and low cost ownership.
In January 2016, Northstowe Phase 2 was announced as one of five pilot Starter Homes schemes as part of the Government plans to help increase access to home ownership in the UK.
The new proposal includes 40% Starter Homes – that will be discounted to help first time buyers get on the property ladder – and a further 10% Affordable Homes that would be rented to local people on housing waiting lists.

Approval for the first new homes at Northstowe was granted to Bloor Homes at the beginning of September 2016. Construction has now started. Sales were launched in November and the first residents could be occupying their new homes in Spring next year .
Taylor Wimpey had plans for their first parcel of land on Phase 1 approved at the end of November. Further applications have been received from both Bovis and Linden Homes. Pre-application discussions continue with the other Phase 1 housebuilders. A steady flow of planning applications for new homes is expected over the coming months with a view to all the Phase 1 housebuilders commencing construction during 2017. The Reserved Matters application for the Western Park development parcel (an area of sports pitches, open space and land for allotments and a community orchard along with associated foot and cycle ways on the Western edge of Northstowe phase 1) was approved in November 16. Phase 1 plans for the local centre square, the waterpark and greeenways were also approved earlier in 2016.
