How do I end my tenancy?

Once you have decided to leave your home you must tell the Housing Department in writing at least four weeks before you want to leave. This four-week "notice" period must end on a Sunday and you must return your keys to the Housing Office when you leave.

Within your notice letter you must provide a forwarding address.

What happens next?

On receipt of notice you will be sent an acknowledgement letter within 14 days confirming a termination date. Attached to this letter is a 'Termination Form', which must be completed and returned to the Housing Department before you terminate your tenancy.

A pre-termination inspection will be arranged before you leave to identify any works you should undertake before you leave the property. You will receive a letter confirming any necessary works. You may be charged for any works that have been identified and are not completed satisfactorily.

You must leave the property, the fixtures and any furnishings we have provided in good condition when you go. Do not leave any of your belongings behind - the Council will dispose of them and charge you for the cost of this.

You must pay for repair or replacement if damage to Council property has been caused deliberately or by your own neglect, including failure to report disrepair to the Council. You will not have to pay for normal wear and tear.

You are responsible for settling any outstanding charges in respect of your home including rent, council tax, gas, water and electricity. You should also ensure the supplies of electricity, gas and water are turned off and meters read as appropriate.

You must not leave anybody else living in your home when you move out. You cannot pass on your tenancy (called "assignment") to anyone else.

To the Housing Department by person
By post to the Housing Department - recorded delivery only
By arrangement with a Housing Services Officer.

The keys should be returned to these offices no later than 12 noon on Monday following the termination date. Failure to do so will result in an extra week's rent being charged.

YOUR RENT FOR THE PROPERTY MUST BE PAID UP TO THE TERMINATION DATE. HOWEVER, IF THE KEYS ARE NOT RECEIVED FROM YOU BY THIS DATE THEN RENT WILL CONTINUE TO BE CHARGED.
