Lodgers
A tenant has the right to take in lodgers. A lodger is someone who lives in their home but doesn't have exclusive rights to anyone part of it. They may get some sort of service from them such as cooking or cleaning.
A tenant also has the right to sub-let, but only if they get the Council's agreement in writing first. Sub-letting means that someone pays them rent to have exclusive right to part of their home. They will usually do their own cooking and cleaning.
A tenant must not take a lodger or sub-let if this would overcrowd the property.
- The tenant cannot sub-let the whole of their property
What do I do if I want to have a lodger or sub-let part of my property?
You must complete notification of taking on a lodger form and return it to housing services.
What happens next?
Housing services will reply within 14 days from receipt of your form informing you of their decision if they are in agreement with this. If you are not happy with the decision you have the right to appeal within 28 days of receipt of notification.
See your Tenancy Agreement for more details.
