Tenants responsibilities for repair

  • The tenant must report any faults or damage or necessary repairs immediately to the Freephone repairs telephone number 0800 0851313.
  • The tenant must carry out small repairs themselves i.e. unblocking sinks or replacing sink plugs and chains. South Cambridgeshire District Council will undertake many of these jobs for you if you are elderly or disabled.
  • The tenant is responsible for keeping the interior in a reasonable condition and for decorating inside their home. The council might be able to help if you are elderly or disabled
  • The tenant is jointly responsible with other tenants in blocks of flats for the clearing of communal areas, e.g. stairs, landings, hallways, except in warden-supervised schemes.


Non wear and tear repairs

The tenant must pay for repair or replacement if damage is caused deliberately (smashed windows or broken doors for example) or by their own neglect. The costs may be charged on top of the rent.

The Council DOES NOT insure the contents of the property; this is the tenants responsibility.

Tenants own equipment

The tenant is responsible for repairing and maintaining their own equipment such as cookers or washing machines and any improvement they have installed themselves.

Tenants own alterations

  • The tenant must not remove walls or carry out any structural alterations or make any addition to the property without the Council's agreement in writing. The tenant will also have to comply with any relevant Building Regulations.
  • The tenant must not alter or add any fixtures to the property, including wireless or T.V. aerials or satellite dishes, without the Council's written permission.
  • Tenants are responsible for maintaining their own alterations.
