Gaining Access to your property in order to carry out a repair
For a repair to be carried out a contractor unusually has to gain access to a property during the day. As this is difficult for tenants who are at work themselves, it is very important that clear arrangements are made for access. The arrangements must be available for some weeks ahead for jobs with a longer-term completion date.
If you inform the Council that you will be at home on certain days, for instance, Tuesday each week, it is very important these arrangements are kept, as wasted calls by contractors can prove expensive. We will try to make sure contractors also keep appointments.
If you cannot be at home regularly please give us details of a neighbour who will have your key and are willing to remain in the property whilst the works are completed. It is not possible to leave a contractor in the property alone.
Do I have to let the Council in to carry out a repair?
You must allow Council workers or people sent by the Council into your home at reasonable times to inspect and carry out repairs and improvements. Never let anyone in without seeing some official identification. (If you are in doubt contact the Housing Department).
In emergencies we will require access immediately. If you deny access you could be putting yourselves and your neighbours at risk. In this instance the Council has the right to give you 24 hours written notice of their intent to gain access in order to complete the works required. The Council can take legal action to enter your home in the event of access being denied and you may be liable for the costs.
What happens if I miss the contractor?
If a contractor calls and you are out or do not answer the door a card will be left with a contact telephone number for you to arrange another visit. If a second call fails to gain access the job is cancelled and it will be your responsibility to report the repair again.
