What is the Cambridge East AAP?

The Core Strategy Development Plan Document sets out the broad location for future development in South Cambs. It states that the most preferable location for new development is on the edge of Cambridge. The Cambridge East AAP is one of three Area Action Plans which will provide detailed planning policy guidance for specific sites on the urban fringe of the City. It was identified for development in the Cambridgeshire and Peterborough Structure Plan 2003.

The development at Cambridge East will be a major new urban quarter to Cambridge of between 10,000 and 12,000 homes, based largely on Cambridge Airport, which is proposing to relocate. Development will take place in both Cambridge City and South Cambridgeshire, so the AAP is being prepared jointly with Cambridge City Council.

A large part of this area is dependent on the relocation of Cambridge Airport, and it is not assumed that any development will take place on the Airport site before 2016. However, the AAP includes land north of Newmarket Road, based on and around Marshall's North Works, which is almost entirely within South Cambridgeshire. This land can be developed while the Airport is still operating and could provide between 1,500 and 2,000 homes relatively earlier in the plan period.

Development can also come forward north of Cherry Hinton ahead of Airport relocation, and subject to providing a suitable residential environment, would provide 300 dwellings in South Cambridgeshire by 2016.


Latest News on the Cambridge East AAP

South Cambs Council, in partnership with Cambridge City Council, submitted its Cambridge East AAP to the Secretary of State on 6 January 2006, following extensive consultation with the public and key stakeholders. This document was subject to a further public consultation in January and February 2006. An Examination to test the "soundness" of the document was held in July 2007, conducted by an independent Inspector.

Following the Examination, the Inspector indicated to the Council that, on the basis of information available to him, certain changes were needed in order to make the Plan 'sound' in relation to proposed areas of Green Separation, separating the development from Teversham and Fen Ditton. A final round of public consultation on this issue took place between Friday 12 October and Friday 23 November 2007. As public representations were made, these were immediately passed to the Inspector for his consideration.

The Inspector released his final report on the findings of the Examination on 20 December 2007. The Councils adopted the Cambridge East Area Action Plan on 21 February 2008.
