Cambridge East
The Cambridge East Area Action Plan identifies this site for a sustainable urban quarter of approximately 10,000 to 12,000 dwellings and a large District Centre providing a mix of uses. A major green corridor will be located through the centre of the development to link Coldham's Common to the West with a new country park to the East of the development. The existing Park and Ride site has an established Victorian landscaping/woodlands and will be transformed into an urban park following the relocation of the Park and Ride facility to the north of the proposed country park.
The development will be predominantly housing led with a suggested figure of 80% of the site being residential. Density will follow a design-led approach, allowing higher densities in and around the District Centre, local centres and at public transport stops, with lower densities on more sensitive outer edges particularly close to villages.
Access to the site will be via all purpose junctions with two points onto Newmarket Road; Airport Way / Cherry Hinton Road at Gazelle Way; Coldham's Lane; and Barnwell Road which avoids the local nature reserve. Within the site will be a transport hierarchy which starts with pedestrians followed cyclist's, then public transport and emergency vehicles and finally the private car.
